Terms and Conditions



Please see some booking terms and conditions below.  If you don't agree with some of them please contact us by email as soon as possible before booking.

 


Check in is after 4pm on day of arrival, check out is before 10am on day of departure.

 

A 25% non-refundable deposit confirms the booking, with the balance payment due 4 weeks prior to arrival - or if the booking is made only 4 weeks or less before arrival date then the balance will be required in full to secure.

 

A refundable good housekeeping bond (£100) is required 4 weeks prior to arrival and will be used to cover the cost of :  the replacement of any breakages, repair of any damage or excessive cleaning required after your stay. The good housekeeping bond will be refunded by bank transfer as soon as possible after the property has been inspected and cleaned.


 The cottage can only accommodate 2 people, one double bed. The price includes all bed linen, towels, electric and firewood.
We allow well behaved dogs (max 2) by prior arrangement and conditions that your pet is not allowed on the beds or furniture (for hygiene and allergy reasons) and not left in the house unattended, and that you clean up after your pet. We can supply on request a dog bed and towel for your dog, but please remember to bring whatever your pet should need with you. This includes food bowls and (preferably eco-friendly) poop bags. *please note that there may be deer roaming the garden and they can startle easily*

 

Smoking is not permitted within the premises. This will invalidate the insurance for your stay and you will not be refunded your £100 good housekeeping deposit if evidence of smoking is found.

 

Cancellation

If you have to cancel your reservation you must telephone the owner on the number shown on your booking confirmation or notify by email. The day on which the Owner receives the telephone / email cancellation is the day on which your reservation is cancelled. Please note that should you cancel your booking prior to the balance due date your deposit is forfeited in full.
Should you cancel your booking after the balance has been paid in full, only at your request we will re-advertise your dates having the sole discretion of offering dates out a reduced rate to assist rebooking and every effort will be made to re let your rental.

In the event of successful reletting of your dates you will receive 50% of the rental income gained from the re-advertised re let fee only. We suggest you ensure that your holiday insurance covers you in the event of any cancellation.


Restriction on rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or who exceeds the stated occupancy (unless occupancy has been agreed by both parties owner and customer direct and in advance of the let). In this case a refund of rental rate is at the entire discretion of the owner.


Complaints
The owner hopes that you will not have any cause for complaint but in the event of a problem arising, you must in the first instance contact the owner immediately so that any problem may be speedily resolved, as the owner must be given the opportunity to rectify the problem. Some problems are very easily rectified if notified.


Right Of Entry
The owner of the property reserves the right to enter the property at an agreed time with the hirer to carry out any repairs or maintenance. The owner reserves the right to ask guests to vacate the property if their behaviour is deemed to be unreasonable or damage is caused to the property.


Liability
The Owner will have no liability for death, personal injury, or loss of, or damage to, personal property including motor vehicles. In the absence of any negligence or other breach of duty by the owner, the use by tenants of any house or its facilities is entirely at their own risk.


Adverse Travel Conditions
In the event of ferry/plane disruptions due to bad weather conditions or any form of industrial action we cannot be held responsible for non-arrival at the cottage and strictly no refunds will be given we would recommend all guests to have normal travel insurance in place at time of booking.


Cancellation by us
Each booking is made in good faith in the belief that the house will be available to the client on the date stated on the booking form. If for any reason due to circumstances out-with our control the house is not available, we are unable to guarantee provision of alternative accommodation however a full refund of your original rental fee paid to us would be made. For the avoidance of doubt adverse weather conditions which may prevent travel for any reason, fog, delayed flights, ferry disruption, road closures are not deemed a circumstance outwith our control for this clause which would give rise to a refund. Normal holiday insurance is recommended at the time of booking as we cannot be held responsible for weather interruption to your travel arrangements.
